The Ministry of Lands has called for a joint boundary opening survey to draw a line between the public land and Mailo land in the Kigo land saga.
In a meeting held at the Ministry of Lands on June, 2nd 2022, it was resolved that a final symposium be convened on Tuesday, June, 14th 2022 after which all parties and the ministry shall proceed with a joint boundary opening survey to finally resolve the matter.
This, therefore, pours water on Buganda Land Board’s reports spreading that: “the ministry concluded that Kigo land belongs to BLB” of Hamis Kiggundu undermining all the fundamental values of Buganda as Kingdom, Uganda’s legal structure as a country and the integrity of the Kabaka.
“This is a technical issue that requires technical approach and procedure, not cheap politics and propaganda to unlawfully, fraudulently, disrespectfully and deceptively steal land from ordinary Ugandans and Kabaka’s subjects.”
It should be recalled that recently, businessman Hamis Kiggundu aka Ham through his company Kiham Enterprises Uganda Limited confirmed with documents the ownership of Kyadondo Block 273 Plots 23974, 23975, 23976, & 23977, land at Kigo, totaling 37.767 Hectares/93.322 Acres which the Buganda Kingdom claims is theirs.
Ham co-owns the real estate company with his uncle Edward Nakibinge Kaggwa (Ham owns 99 percent shares whereas Nakibinge owns 1 percent).
The said land is situated between Serena-Kigo and Mirembe Villas land, off Munyonyo Spur Road, and extends inwards sharing common boundaries with Serena-Kigo, Mirembe Villas and the Lake.
The land has a usable acreage of 78.086 Acres whereas 15.236 Acres incorporate access roads.
The said land is a Freehold land granted by Wakiso District Land Board and the Freehold Land Titles were issued in November 2019 by Wakiso District Land Office.
At only 38 years, Hammis Kiggundu, commonly known as ‘Ham’, is a Ugandan businessman, investor, real estate and property developer, philanthropist, and author of two books; ‘Success and Failure Based on Reason and Reality,’ published 2018, and his newly published book ‘Reason as the World Masterpiece‘, 2021.
On the White House, Hamis said, “I have always admired the white house as a young man but based on reason, why go to America as a tourist to visit the white house when I have the means to build a look-alike here back home,”
He ventured into import trading mainly of textile material to Uganda and slowly grew in the business from which he launches a multi-billion real estate company Ham Group of Companies.
His real estate company has already built a stadium, malls, Agro-Processing industries, Silos and manufacturing and processing plants, a Luxury residence city among others.

Drawing inspiration from the official residence and workplace of the president of the United States of America, Hamis Kiggundu’s lookalike project houses his Ham Agro-Processing Industries Headquarters.
On the surface, this extravagant display of opulence appears purely like a vanity project. In contrast, there is a lot more depth to the property tycoon’s motivations.
Ham believes in personal responsibility and leading by example. He built his Uganda White House out of love for his country as an illustration to all Ugandans and Africans to invest in their homelands
According to Hamis, Ugandans and Africans as a whole don’t invest in their own countries. We’ve been brainwashed by our western-imposed educational systems and western social media platforms into thinking that the West is somehow superior to us. “From the time Africans go to school, we start dreaming of going to America or Europe for the chance of a better life. We study so hard, and then work equally as hard for an opportunity to get out of Africa. We leave our homeland and head for the West, then work towards the development of these western countries, leaving Africa our motherland in absolute poverty,” he says.

Ham says it doesn’t have to be this way, so long as Africans change their mindset and focus on building their homeland. The answer lies in the state of reasoning out what needs to be done and putting it into reality.
His Uganda White house stands as a illustration to his fellow countrymen that if the US can build it there, we too can build it here.
“Why leave and go to the US when we can bring the US here to us?” he says. “We have to be willing to change our mindset. We have to be willing to reason,” he adds.

According to young business magnet, his Ugandan White House is a regional tourist attraction and equally an example that you don’t need to go to America to tour the White House since the development is already set in the Pearl of Africa.

Ham explains that God has blessed Uganda with a green landscape across 80% of its land surface area, tropical climate and fertile soils, which is why it’s called the Pearl of Africa.
However, despite all these natural God-given resources, Uganda is still ranked among the world’s poorest countries.
Likewise, Africa is naturally gifted with abundant natural resources. From human resources, precious metals, oil and gas, favorable climate and fertile soils. “Yet today, there are more Africans that have flown to the west willingly to work than when they were taken by force as slaves,” he exclaims.
Which leads us to question; why is Africa poor even though it holds the largest percentage of the world’s natural resources and deposits?
According to Ham, it is the mindset of focusing on one’s advancement while not supporting those around you that is keeping Uganda chained. “Most Ugandans dream of getting a four-wheel drive as the solution for dealing with the potholes in our streets, instead of focusing on fixing the potholes,” he says.
It simply means Africans at home and in the diaspora need to stop investing in foreign lands and individual satisfaction at the expense of their people and land.
Ham believes it is possible for Africa to self-sustain. “Africans have the capacity transform from being merely consumers to stranding as producers,” he says.
“Instead of spending on imported finished products, we should start investing in production because we hold the resources, raw materials and human capital to run the factories,” he adds.
Investing in production is the driving motivation behind his Ham Integrated Agro-Processing Industries. In a bid to add value to the country’s vast agricultural production and increase farmers’ incomes, the property tycoon is putting up one of the most advanced agro-processing plants in the country.
According to Hamis, the plant, strategically located just 7 minutes from the Entebbe International Airport, cost over $156 Million to set up. It serves as a model factory for a project he plans to roll out across the country based on agricultural zoning.
“Agriculture stands as a clear and direct gateway for Uganda from poverty to prosperity,” he says.

Ham believes that if Uganda is to develop, it should be a collective effort from all Ugandans, and agriculture is the way forward. “With our good climate, fertile soils and young, energetic population, agriculture is a means for the youth not only to earn income but contribute to the tax base and increase the national income as well,” he says.
That is why, through leading by example, Ham has already started investing in 10 agro-processing plants around the county with a central region pilot project (Ham Agro Hub) situated on iver 1,000 acres in sisa to employ as many Ugandan youths as he can.

“What should make a Ugandan proudly a Ugandan should be their contribution to the progress and prosperity of their motherland, Uganda,” he says.
Ham believes that if Uganda is to achieve reasonable progress, it has to be a joint collective effort from within the hearts and minds of Ugandans, reflected by productive output on the ground. And he is willing to lead the way.
The young billionaire notes that “We should not leave Africa chasing our dreams abroad but rather transform Africa our motherland into our dreamland based on reason and reality”.
City tycoon Hamis Kiggundu popularly known as Ham has turned out a prolific author, dropping a new book where he speaks a lot about his personal motivations, work philosophy,and offering solutions on what poor countries such as Uganda, shall need to emerge from poverty.
The book, like he acknowledges, is a personal reflection on a number of issues about himself, his country Uganda, Africa and the World. He hasn’t been short of sharing knowledge in recent years.
Ham makes a bold declaration that if citizens and the Government took his prescription to Uganda’s problems, we shall join the most prosperous countries on earth.
As COVID-19 pandemic was scaring the hell out of ordinary souls, the Ham Group Chief executive was busy putting together his thoughts in a new book, “Reason As The World Masterpiece”. Ham, explained the sub title as “Africa and Uganda’s Success and Failure Based on Reason and Reality”.
In this book, the youthful businessman continues his thesis started in his first book “Success and Failure Based on Reason and Reality” that seeks to explain why Africans and UGANDANS in particular, are still poor, despite so much resources at their disposal. He says there’s need to critically think about challenges around us, and come up with solutions based on available realities.
Ham says in his book that most of the world’s challenges could be solved with reason applied to prevailing realities. For example,Ham wonders, how Uganda, a country so blessed with agricultural resources, would not utilise that wealth and build an agro-based economy across-the-board.
In the 152 page treatise, Kiggundu who states his allegiance to Uganda, Africa and Humanity, says in eight years Uganda can rise from poverty to prosperity if it took to Agriculture and seriously exploited all it can offer.
Ham asks for togetherness of Ugandans and Africans in order to solve their problems, especially of poverty. He blames poor reasoning for most ills around Uganda and Africa as a whole. And said, we shall continue being exploited as long as we don’t apply Reason to our decision making processes.
“United we stand strong and divided we fall,” he wrote in his dedication. Ham also hints on starting his own bank. He states that he wants an agro bank to boost the sector.
He also bashes the commercial banking sector for failing Ugandans as well as exploiting the country. He concluded that the so called banks aren’t serious banks because they cannot find serious industrialists.
Among topics; Ham discusses Africa, colonialism, education, limitations, post colonial, Africa, etc…he calls for mindset change and agro processing and value addition.
Ham does well to put his thoughts on paper. I am sure many people will understand his drive and frustrations after reading this book. He keeps writes disclaimers at every end of chapter that the book was a personal opinion, which means he doesn’t want his ideas to be scrutinized.

It is now clear and so evident to every open and fair minded member of society that has been following this case that the court appears inclined to perform its cardinal duty of seating and hearing Ham’s application of Judgment on admission which is part of the Appeal.
On the Contrary, Ham’s application, if successfully heard on the merits, would quickly expose Diamond Trust Bank’s admitted facts which need not otherwise be proved in accordance with S.58 of the Evidence Act.
It is the benefit of apparent bias in favor of Diamond Trust Bank which condoned their failure to file a cross appeal or notice affirming the decision of the Court of Appeal.”
Diamond Trust Bank through its lawyer K&K advocates admitted to committing illegalities on court records both in the High Court on Monday 31st August 2020 where the bank state that it did not have a license permitting it to operate in Uganda as required by Sections 4(1) and 117 of the Financial Institutions Act and in their November 2021 submissions at the Court of Appeal they emphasized that; “The Court of Appeal justices erred at law when they failed to address the Substantial point of illegality upon which judgment was rightfully entered at the high court specifically stating that: “The learned Justices were entitled to first deal with the grounds regarding the procedure adopted by the trial Judge in striking out the defendants’ pleadings and granting the impugned orders before dealing with the other grounds.
Ham Enterprises through lawyers; Muwema and Company advocates and Solicitors and Kimara Advocates and Consultants applied for Judgment at the Supreme Court on the 23rd November 2021 on grounds that the justices at the Court of Appeals failed to address the substantial issue of illegality as rightfully entered at High Court, and against DTB’s admission to the same through their submission.
Ham through their lawyers further wrote to the Supreme Court applying for fixation of the date for hearing of their application for Judgment on the 26th November 2021.
The assistant registrar of the supreme court, Didas Muhumuza responded by writing an opinionated letter in which he openly expressed his view against hearing of the application instead of forwarding the Application for judgment to the court justices for the necessary action as his constitutional mandate requires stating that; “In my view, your instant application does not raise any new issue to necessitate any further / new fillings, which would any case require leave of court to do so” and adding that; “You are therefore, advised to wait for the final decision of court which will hopefully address our concerns”
Which opinion was later out of panic and mere desire to spread falsehood got circulated on different social media platforms as a court ruling, just to undermine Hams application that awaits judgment.

Ham and lawyers however noted that “Cognizant of the fact that applications to the court are not determined by views of the Registrars, we requested that our client’s application be forwarded to the Justices of the court for the necessary action,” they added that Such a stance does not foster the administration of Justice as it inevitably erodes Ham’s non-derogable right to be heard which is guaranteed by Article 28 of the Constitution.
Ham Enterprises (U) Ltd have through their lawyers, officially petitioned the Chief Justice of Uganda over the bias and injustices and the supreme court, noting among others that:
Application remains in limbo with a possibility that its propriety will not be investigated and yet it can be rendered moot by the financial decision of the court, which is due any time.
“Except for apparent bias, there is no reason why Ham is denied chance to be heard and possibly succeed on the appeal when his application for judgment on admission is considered.
It is now clear and so evident to every open and fair minded member of society that has been following this case that the court appears inclined to perform its cardinal duty of seating and hearing Ham’s application of Judgment on admission which is part of the Appeal.

Ham suspects that he is being told to wait for the final judgment so that the court can pronounce its findings on the new grounds which Diamond Trust Bank smuggled in the appeal via the proceedings of the 11th November 2021.
